N Attleboro Applebee’s Trades for $1.92M Horvath&Tremblay Arranges Exclusive NNN Deal

NORTH ATTLEBORO — Bob Horvath, Todd Tremblay, Matt Nadler and Jack Laurendeau of Horvath & Tremblay have completed the sale of an Applebee’s in North Attleboro, Massachusetts. Horvath & Tremblay exclusively represented the seller and sourced the buyer to complete the transaction at a sale price of $1,920,635.

Applebee’s is located at 900 S Washington Street in North Attleboro, Massachusetts. Applebee’s has been at this location since 1998, originally operating under a 20-year, Absolute NNN Ground Lease. Applebee’s has since exercised two of their 5-year options, demonstrating their commitment to the site and the market. The ground lease currently has 2+ years of term remaining, followed by two (2), 5-year renewal options. The lease calls for attractive rent increases at the start of each of the remaining renewal options.

Applebee’s is strategically located just half a mile from North Attleboro’s Emerald Square Mall along the area’s primary commercial corridor. The Property is situated at the signalized intersection of South Washington Street (US-1) and Draper Avenue, just off Interstate 295. The location benefits from excellent frontage, visibility and signage on South Washington Street, and is directly in front of the Hampton Inn & Suites North Attleboro.
