CBRE Inks Two Lab Leases Totaling 50,000 SF In Lexington for Griffith

LEXINGTON — CBRE’s Boston office has completed two lab space leases totaling nearly 50,000 sq. ft. at Investcorp’s 20 Maguire Road in Lexington, MA, with its partner, Griffith Properties. Convatec, a medical products and technologies company, executed a 24,572 sq. ft. lease expansion and extension on the second floor, and Nortiva Bio committed to a new 22,881 sq. ft. lease on the third floor.
The team of Alex Plaisted and Don Domoretsky of CBRE’s Boston Life Sciences Practice Group led the leasing campaign at 20 Maguire Road and represented the ownership in the negotiations.
“20 Maguire Road stands among the best life science properties in the Lexington market,” said Domoretsky. “In addition to its existing infrastructure, the R&D/lab complex has undergone extensive capital improvements during the past few years, making it a standout in the Route 128 technology corridor at the interchange of Routes 128 and 4/225.”

The property boasts bike storage, showers and locker rooms, biking and running trails, and parking for 351 vehicles. 20 Maguire Road is ideally positioned within the Hartwell Avenue Life Science Cluster and is just 19 miles from downtown Boston. The property currently has only two units (10,900 sq. ft. and 13,924 sq. ft.) of lab space remaining for immediate lease.
