Conrad, Cassidy Turley Sell Coca Cola Site

BRAINTREE — A longtime South Shore distribution center owned and occupied by Coca Cola has been dispensed to a local business group in a $2.97 million deal backed by a $1.5 million mortgage from Eastern Bank and brokered by the Conrad Group and Cassidy Turley FHO. Occupied by the soft drink kingpin since construction in 1964, the 72,775-sf warehouse at 825 Granite St. was acquired by B&R Partners LLC, an entity managed by Richard L. Goodick and Elizabeth Wuori. Situated on 9.1 acres, 825 Granite St. is one mile from the I-93/Route 128 interchange, while Routes 3 and 24 and I-95 are just minutes away. Coca Cola’s departure has opened up the infill property for other denizens in a neighborhood that has already attracted such companies as Golf Town, Stop & Shop and United Liquors. The steel-framed building has a mix of distribution and office space, the latter element being just over 8,050 sf. The warehouse portion has clear heights to 17 feet and vehicular drive-through capabilities. Fully sprinklered, 825 Granite St. has other safety features as well as improved mechanical systems. According to market sources, Cassidy Turley FHO principal Sean Teague and colleague Jon Vacca represented Coca Cola, whereas Conrad Group principal James E. McEvoy advised B&R LLC. Cassidy Turley FHO officials declined comment, whereas McEvoy did not respond to inquiries as of press deadline. Both firms are active throughout South Shore real estate circles. Cassidy Turley FHO principal Sean Teague and colleague Jon Vacca represented Coca Cola. Conrad Group principal James E. McEvoy advised B&R LLC. Cassidy Turley FHO officials declined comment, whereas McEvoy explains his client is Seal Coating Inc., which plans to relocate its operations from Hingham by year’s end to the facility that has sat fallow since Coca Cola’s departure. “It’s nice to see that building under renovation and being brought back to life,” says McEvoy, citing location as a key factor in driving the buyer’s interest in 825 Granite St.
