Modern Metal Maker Relocates from MIT Incubator; Inks 36K+ SF In Woburn

45 Industrial Pkwy, Woburn

WOBURN — Following its recent funding announcement Foundation Alloy, the 21st century metals company, has selected 45 Industrial Parkway in Woburn, Massachusetts, as the home of its first dedicated manufacturing headquarters, marking a significant milestone in the company’s transition from research and development to commercial-scale production.

The company, relocating from MIT’s The Engine, has signed a lease for approximately 36,055 square feet, creating the manufacturing, laboratory and research infrastructure needed to scale production and support its next phase of growth.

The transaction was arranged by Cushman & Wakefield’s Kevin McNamara, Ross Gaudet and Michael O’Leary, who represented Foundation Alloy. JLL’s Chelsea Andre, Rachel Marks and Chris Decembrele represented the landlord, Camber Development and Wheelock Street Capital.
As advanced manufacturing companies continue to scale throughout Massachusetts, facilities capable of supporting specialized production requirements have become increasingly difficult to find. With significant electrical capacity, flexible manufacturing space, loading capabilities and immediate access to Interstates 93 and 95, 45 Industrial Parkway provides the infrastructure necessary to support Foundation Alloy’s next stage of growth.

“Foundation Alloy represents exactly the type of company driving the next generation of advanced manufacturing in Massachusetts,” said Kevin McNamara, Executive Director at Cushman & Wakefield. “As companies transition from research and development into commercial-scale manufacturing, finding facilities with the right combination of power, infrastructure and flexibility becomes one of the biggest challenges to growth. 45 Industrial Parkway presented a rare opportunity to pair an exceptional building with an ownership group willing to invest alongside an innovative company. We’re proud to have helped bring the two together at such an exciting stage of Foundation Alloy’s growth.”

The relocation follows Foundation Alloy’s recent funding round and positions the company to expand manufacturing capacity while accelerating commercialization of its advanced metal-alloy technologies across aerospace, defense, industrial and consumer applications.

“This facility represents an important milestone as Foundation Alloy enters its next phase of growth,” said Jake Guglin, Chief Executive Officer and Co-Founder of Foundation Alloy. “Our new headquarters enables us to scale from pilot production today to tons per week by 2027—a 100x increase in capacity built on a modular manufacturing platform that lets us deploy and expand 10x faster than traditional metals manufacturing. Within 6 months of starting construction we’ll be shipping parts to customers on at least three continents from this facility, and we’re proud to grow advanced manufacturing and the manufacturing workforce here in Massachusetts.”

Supporting companies like Foundation Alloy is really core to what we do,” said Katie Speede, COO of Camber Development. “We’ve acquired and developed our portfolio of innovative industrial assets with this kind of tenant in mind — companies scaling specialized, technical operations that need more than standard industrial space. Foundation Alloy is an exciting addition to 45 Industrial Parkway, and we look forward to supporting their continued success for years to come.

For Foundation Alloy, the new headquarters represents the next step in the company’s evolution from a venture-backed innovator to a commercial manufacturer. For ownership, the lease reinforces the growing demand for highly specialized assets that can support advanced manufacturing users. Together, the transaction reflects the continued strength of Massachusetts’ innovation economy and the collaboration required to help emerging technology companies scale successfully.
