A.W. Perry Medical Building Feted as Campanelli Wraps Up Construction

HINGHAM, MA—Communication is said to be the cornerstone of any successful relationship, and that element is being credited as the foundation enabling fast-track construction of the Center for Orthopedics, Spine and Sports Medicine at 2 Pond Park Rd. The three-story, 78,300-sf facility is slated to open on October 3rd thanks to a coordinated effort by team members, an endeavor celebrated on Thursday with a gala ribbon-cutting ceremony at the property located in A.W. Perry Co.’s South Shore Park at Exit 15 of Route 3.

“The level of communication was as good as I’ve ever seen on a project,” relays Campanelli Construction Co. principal Jeffrey DeMarco, citing a “four-legged stool” of cooperative participants that included his firm as construction manager working closely with developer A.W. Perry, architect Cannon Design and the tenant, South Shore Hospital and South Shore Orthopedics, to ensure the state-of-the-art structure could finish on schedule. In fact, construction wrapped up four weeks ahead of time, a remarkable feat DeMarco attributes to “open lines of communication” between the parties that ensured the disciplines could proceed minus scheduling snafus. “That’s the big reason things went so well,” says DeMarco, as was the level of experience from the parties.

Campanelli, for example, has already done a similar venture in its Weymouth Woods Medical Center and is gearing up to pursue other healthcare work that favors satellite outpatient sites near population centers, while Cannon Design is among New England’s leading healthcare-centered architectural firms. The participation by A.W. Perry and the knowledgeable tenant that is leasing 52,000 sf in the property also helped move things along despite a difficult winter in between and the need to ensure the complicated ambulatory care building was properly fit out. Two Pond Park is certainly a wonder of new millennium construction, featuring six operating rooms, diagnostic imaging, phlebotomy laboratory and pain management center.

“What a building you have all created,” marveled A.W. Perry President John H. “Jack” Spurr Jr. in his remarks to the packed audience gathered for Thursday’s groundbreaking, a constituency that included public officials, representatives of South Shore Hospital and members of the development squad. Terming it “an asset to South Shore Park and the entire South Shore,” Spurr pledged that the development has the elements needed to allow its anchor tenant “to facilitate the high quality services they provide to our communities,” and should also help attract tenants to the third level of the building that is presently being marketed to users.

Besides the four chief stake holders, others playing key roles in the project’s completion include civil engineer the BSC Group; traffic expert Vanesse, Hangen Brustlin; and an army of major subcontractors such as C.A. Bosworth Construction, Sagamore Plumbing and Heating and Florence Electric. Financing for the facility was provided by Rockland Trust Co., and DeMarco praises Campanelli Cos. Director of Leasing Peter Brown for getting the whole thing started by striking the anchor lease. “Peter definitely played a very big role in this,” says DeMarco, also praising the town’s planning board and other local officials for their support in shaping the building for the benefit of the community.
