KS Partners Enjoys Surge At Hub’s 85 Devonshire St.

BOSTON — KS Partners has inked a trio of leases at 85 Devonshire St. in the Financial District, activity representing nearly 9,000 sf of commitments at the two-building asset that also includes 262 Washington St. The signings include a new tenant for the 92,000-sf complex and pair of renewals, one of those representing occupancy growth to 8,200 sf.

Besides that expansion of 3,800 sf by California-based software firm Lattice Engines, 85 Devonshire St. is welcoming Weston & Sampson to 3,650 sf on the third floor. The full-service environmental and infrastructure engineering firm that operates along the East Coast was introduced to the building by Christopher Lawrence of Colliers International. Cushman & Wakefield brokers Tim Bianchi and Jay Driscoll handled all three leases for KS Partners, the third pact being a 1,200-sf renewal by Apollo Security. Richard Barry Joyce & Partners broker Tom Ashe advised Lattice Engines in its negotiations.

The leases offer a surge of momentum for 85 Devonshire St. and 262 Washington St. heading into the new year. The assets are part of a KS Partners portfolio encompassing two million sf in the Northeast corridor. Terms of the latest Financial District agreements were not divulged. Jones Lang LaSalle estimates downtown Boston rents to average $45.77 per sf and pegs the submarket inventory of 35.8 million sf at 20.4 percent availability.
