Rockpoint Wins Back 100 Summer for $260M Via Auction

October 27, 2026
100 Summer Street, Boston

BOSTON — The office discount purchase trend continued Tuesday afternoon at the entrance of Downtown Boston’s financial district, with 100 Summer Street being purchased at auction via Sullivan & Sullivan. Auctioneer Marianne Sullivan set the opening bid at $260M for the 32-story Class A building previously owned by Rockpoint Group prior to Wells Fargo foreclosing on the tower this past September.

Its singular bidder, sure enough, was its previous holder, Rockpoint, which was awarded the 330,000 SF asset for the deeply discounted asking bid of $260M. The building was developed in 1980 by Cabot, Cabot & Forbes and is was 72% leased at the time of the bid.

Rockpoint’s (and Wells Fargo’s) timing could not have been worse in the partnership’s first go-around, as securing the $470M loan came just months before the COVID pandemic hit and the great office market crash had just begun.

A similar real estate auction circumstance occured in the spring of 2025, when One Lincoln was bid to its previous owner, Divco West. That transaction saw Divco take back the 1.1 million SF Boston Tower for a 50% discount, securing the asset for a massive $500M.
