Brewer Brokers 13,050-SF Southborough Lease Deal

SOUTHBOROUGH — A commercial property here at 150 Cordaville Rd. is preparing to welcome an energetic occupant after Inside Playground LLC signed on for 13,050 sf, a commitment aided by some fancy footwork on behalf of the broker, August Brewer of Greater Boston Commercial Properties. The 42,000-sf flex/industrial building is owned by 150 Cordaville Rd. LLC, an entity managed by local investor William Depietri.
Engaged by MetroWest Gymnastics to find a subtenant for space the group was renting in the building, GBCP was able to first land Inside Playground to sublease the space that has approximately three years remaining, then parlayed the temporary pact into a direct, longer-term agreement barely 60 days later. That, in turn, absolved Brewer’s client of the remaining rent. Financial details of the new lease were not provided, but one document estimates similar flex/industrial product in the submarket to average $10 per sf.
The deal not only gives MetroWest Gymnastics an out from its obligation, the result provides a desired expansion option for Inside Playground, Brewer explains. The entity that provides indoor recreational play space for children has an existing facility in Watertown.
Inside Playground will take control of the Cordaville Road space on Jan. 1st, and will then begin preparations to open soon after, GBCP says in a press release announcing the commitment. Based in Marlborough, GBCP is active throughout the MetroWest submarket on a range of product types and array of services.
