November 05, 2025
BOSTON — Savills announced the completion of a restructured lease for the international law firm WilmerHale at 60 State Street, a landmark office tower in downtown Boston owned by Starwood REIT. The firm, which has been a tenant in the building since 1977, will continue its presence under a new long-term lease for 201,018 square feet on eight floors, Floors 25 through 32. The renewal reflects WilmerHale’s recommitment to downtown Boston and an intentional optimization of its footprint to support modern work, emphasizing efficiency, collaboration, and flexibility.
“This renewal underscores the long-term partnership of one of Boston’s most respected law firms with one of the country’s premier landlords,” said Savills Brokerage Chair and Boston Market Leader Roy Hirshland, who represented the firm in the transaction. “It demonstrates how the city’s leading office towers continue to draw and retain top-tier tenants, with WilmerHale’s continued presence at the property underscoring the firm’s deep Boston roots and the building’s lasting prestige.”
Founded in Boston in 1918, WilmerHale is among the city’s most storied law firms, known for its global practice across litigation, regulatory, and transactional matters. The firm’s decision to remain at 60 State Street reaffirms its deep roots in the city while embracing an evolved workplace designed to enhance collaboration and connectivity.
“60 State Street has been an important part of our firm’s story for over five decades,” said Partner-in-Charge of the firm’s Boston office Felicia Ellsworth. “The building continues to evolve in ways that align with how we practice and collaborate today. With the significant enhancements underway and the cohesive environment created by our contiguous floors, remaining here was a natural choice. We’re excited to continue our long relationship in a property that reflects the same forward-thinking approach and commitment to excellence that define our firm.”
According to a release, the renewed space will incorporate advanced technology and modern design elements to support both attorney and administrative functions more efficiently. In a dynamic office market, the firm’s long-term decision underscores confidence in the fundamentals that continue to make Boston one of the nation’s most resilient and attractive business centers.
Located in the heart of downtown Boston, 60 State Street is a 912,000-square-foot, Class A tower offering sweeping skyline views and direct access to Government Center, Faneuil Hall, and Downtown Crossing. Starwood’s ongoing capital program is delivering extensive upgrades, including a new lobby, café, fitness center, and enhanced common areas. The building’s flexible, efficient floorplates and premium amenities continue to attract leading firms seeking top-tier workspace in the city’s most established commercial district. The tower is currently approximately 97 percent leased, reflecting durable demand for high-quality, well-located space in the Boston core.
“WilmerHale’s recommitment to 60 State Street highlights the enduring appeal of premier assets in the Boston market,” said Dan Cavanaugh, Managing Director at JLL. “The firm’s long-term presence and modernization of its space reflect the building’s ability to evolve alongside its tenants and maintain a best-in-class standard in the city’s core.”
