Columbia Property Trust Inks 50,000 SF of Leases at 116 Huntington Avenue

Boston — Columbia Property Trust, Inc. has completed six new leases totaling more than 50,000 square feet at 116 Huntington Avenue, its 273,000-square-foot boutique office building in Boston’s prestigious Back Bay district.

The largest deal belongs to Karen Clark & Company, a software development firm that has called 116 Huntington home since 2017. The company is expanding its headquarters by 8,022 square feet, taking over the entire 20,286-square-foot tenth floor. Karen Clark also signed a 4-year lease extension, ensuring its presence at the tower through at least 2032.

Columbia secured a 3,031-square-foot headquarters expansion with Longpoint Partners. The real estate private equity firm, which first moved to 116 Huntington in 2015, is relocating and expanding its footprint at the tower for the third time. It will now occupy 11,053 square feet on the 12th floor as part of a 10.5-year extension of its lease.

The additional four deals reflect the building’s growing appeal to high-growth sectors, including AI and life sciences:

  • Formation Bio, an AI-native pharma company, signed a 6,172-square-foot lease to occupy a new prebuilt suite on the second floor;
  • SciVida, a management consulting firm focused exclusively on life sciences, will move into a 5,462-square-foot prebuilt suite on the third floor;
  • OnCorps, Inc., an AI platform for fund operations, will double its current office footprint when it relocates to a 4,155-square-foot prebuilt suite on the ninth floor; and
  • MD2 International, LLC, a concierge medical provider, signed an 11-year, 3,306-square-foot lease on the ninth floor.

The addition of cutting-edge AI and life sciences companies alongside expanding long-term tenants is exactly the kind of tenant mix that makes this building a top choice in the market.”

In 2025, Columbia opened ‘The Clubhouse,’ a new 6,400-square-foot amenity center built exclusively for building tenants. It features a state-of-the-art fitness facility, modern meeting and conference rooms, a lounge and kitchen, and a Full Swing Golf Simulator.

The 15-story tower, which recently achieved LEED Gold certification, boasts efficient floorplates and on-site parking. At street level, 116 Huntington’s two-story atrium lobby offers direct access to café operator Jaho Coffee. Other notable office tenants include Silversmith Capital Partners, CVS, and The Segal Company.
