MARLBOROUGH–Bret O’Brien and Kyleigh Caron of Greater Boston Commercial Properties recently brokered the sale of a 24,710 square foot Marlborough office building at 241 Boston Post Road West.
The purchase price of $4,100,000 represents a per square foot number of $166. This relatively high number per square foot is the result of the scarcity of this type of office property for sale in I-495 West and underscores the exciting deal velocity in this submarket, although not the highest recent price in Marlborough where 225 Cedar Hill Street sold last month at $195 per square foot.
The two-story building is built with parking underneath on a one-acre lot. The buyer, 62 Realty LLC, is an affiliate of The Davis Companies which is a staffing company that offers exceptional opportunities to job seekers and client companies alike. The Davis companies will occupy the entire first floor, and an existing tenant, TriMech Solutions, LLC, will continue to occupy the entire second floor.
