High-Traffic Milford Retail Hub Trades for $10M

MILFORD — Quarry Square, a fully leased neighborhood retail center on Milford’s main commercial corridor, has sold for $10 million, marking another steady retail trade in the MetroWest market.

Atlantic Capital Partners represented the seller, RJ Kelly, with Justin Smith, Chris Peterson, Danielle Turpin, and Matt Ericson leading the assignment.

The 56,004‑square‑foot center covers 8.6 acres along East Main Street (Route 16), a busy stretch that connects Milford to I‑495 and the larger regional hubs of Boston, Worcester, and Lowell. The property is fully leased to 17 tenants, including fitness, restaurant, and daily‑needs operators, keeping the center consistently stable.

Smith said the buyer was drawn to the center’s mix of stable income and upcoming rent opportunities. “The asset offers an exceptional combination of durable, long-term cash flow and embedded upside,” he said.

The corridor sees 95,000 vehicles per day, supported by dense residential neighborhoods, nearby multifamily developments, and surrounding industrial and office parks. Ericson highlighted the strength of the location, noting that the combination of surrounding uses and national co‑tenancy supports long‑term value for the buyer.

The sale adds another stabilized suburban retail transaction to Atlantic Capital Partners’ growing MetroWest footprint.
