Harbinger Buys Congress St Gem via Commonwealth Commercial for $14M; Plans for Hotel Development

BOSTON — Approved for a hotel development nearly three years ago to the day, 13-15 & 19-21 Congress Street is now under new stewardship with the recent $14,000,000 trade of the six-story financial district jewel to prominent Wellesley-based hotel developers, Harbinger Development LLC.

Just steps from Faneuil Hall & Levenall Park, and within walking distance to the Boston Harbor, Commonwealth Commercial Advisors has negotiated the sale of the 54,500 SF urban-core asset for Hemisphere Development Group. Harbinger acquired the asset with plans to redevelop it. The building was once owned and occupied by Fidelity Investments.

“The property drew considerable interest from several different developers and investors,” said Vice President Tom Robinson of Commonwealth Commercial Advisors, who along with principal Stefan Frey completed the assignment for Hemisphere. “The site has tremendous potential, and it is going to be very exciting to see the redevelopment of this property.”

In December 2021, Commonwealth Commercial Advisors also represented Hemisphere Development in the sale of 27-29 Stuart Street, a 10,500 SF property in Boston’s Theater District.

Chris McMahon, Managing Director at Boston Realty Advisors represented the buyer, Harbinger Development LLC on the Congress Street sale.
