Convenient MD in Burlington Sells for $7M+ via Horvath&Tremblay

​Burlington — Todd Tremblay and Bob Horvath of Horvath & Tremblay completed the sale of a free-standing ConvenientMD in Burlington, Massachusetts. Horvath & Tremblay exclusively represented the seller while Danny Griffin and Eric Suffoletto of SRS Real Estate Partners procured the buyer to complete the $7,370,214 transaction.

Located at 181 Cambridge Street, the stand-alone 5,044 square-foot building was constructed for ConvenientMD in 2020 on a 0.35-acre lot. ConvenientMD has 18 years remaining on their Absolute NNN Lease, as well as six (6), 5-year renewal options. The lease calls for attractive 10% rent increases every five years throughout the base term and at the start of each renewal option.

The property is located within the regional trade area along Route 202 at Interstate 95. ConvenientMD is extremely well located at the signalized intersection of Cambridge Street (MA Route 3A) and Terry Avenue. Cambridge Street is one of the area’s primary commercial and commuter corridors and bisects Interstate 95/MA Route 128 approximately 1.5-miles from the Property.
