Workwear Brand Brunt Commits to 56,000 SF at JV Camber/GEM’s Ballardvale; Brings Building 100%

WILMINGTON — In a transaction arranged by CBRE, BRUNT Workwear, a rapidly expanding Massachusetts-based work boot and apparel company, has committed to 56,000 sq. ft. of R&D, warehouse, and office space at 301 Ballardvale Street in Wilmington, MA. BRUNT will relocate its company headquarters to occupy part of the 126,000 sq. ft. Advanced Manufacturing facility owned by Camber Development and GEM Realty Capital.

The CBRE team of Brian McKenzie and Christian Vallis led the leasing campaign for the facility and represented the building ownership in the lease negotiations. Derek Losi and Nathaniel Heilbron of Cresa represented BRUNT, advising the company on its long-term headquarters strategy and site selection process.

“We are thrilled we were able to complete this transaction, which ensures a major tenant and its workforce will continue to expand in the suburban Boston market,” said McKenzie. “BRUNT has grown exponentially over the past few years and required the best quality office and industrial R&D space in the area to house its headquarters and operations. The space at 301 Ballardvale fit its needs perfectly.”

The property – owned in a partnership between Boston-based Camber Development and GEM Realty Capital out of Chicago – is part of a 200,000 sq. ft. park including the adjacent 299 Ballardvale that was recapitalized by this partnership in November 2024. The BRUNT lease brings both buildings to 100% occupancy.
