Marshfield — Todd Tremblay and Bob Horvath of Horvath & Tremblay have completed the NNN sale of an AutoZone in Marshfield, Massachusetts. Horvath & Tremblay exclusively represented the seller to complete the transaction at a sale price of $1,275,000.
AutoZone is located at 2169 Ocean Street in Marshfield, Massachusetts. The Property consists of an 8,000-square-foot building on a 1.86-acre parcel of land. AutoZone constructed the building in 2009 and recently extended its lease, demonstrating its commitment to the site and the market. AutoZone has 8+ years remaining on its Absolute NNN ground lease, followed by three 5-year renewal options. The lease features a 10% rental increase in 2029 and at the start of each option period.
