New England Infrastructure Realty Trust Acquires More of Brent Rd in Hudson
June 05, 2017 - By The Real ReporterHUDSON—Bret O’Brien of Greater Boston Commercial Properties, Inc. recently represented New England Infrastructure Realty Trust in the purchase of the 40,000 square foot warehouse and manufacturing building at 16 Brent Drive in Hudson. With a sale price of $1,375,000, New England Infrastructure paid $34 per square foot.
The engineering and construction company specializing in bridges and damns seeks to expand its business operations. Meanwhile, the seller and current occupant of the building, Hypertronics Corporation, will downsize its Hudson operation to office personnel only and lease back 8,779 Sq. Ft. of office space at the front of the building.
The purchase of 16 Brent Drive represents the third acquisition by NEI Realty Trust on Brent Drive in Hudson. Bret O’Brien also represented the company in acquiring a contractors building at 13 Brent Drive in 2008 and a 3.24-acre contractors yard adjacent to 16 Brent Drive in 2014. Acquiring 16 Brent Drive will enable New England Infrastructure to occupy the building adjacent to its yard in addition to providing an extra 6.61 acres for a new contiguous total of 9.85 acres.
With this purchase, New England Infrastructure no longer has a use for the property at 13 Brent Drive. Rather, Greater Boston Commercial Properties will begin to market the 7,000 square foot building on 1.6 acres. It expects to have interest from contractors and other growing businesses in the Hudson area.
