Former St. Patrick’s Natick School Conversion Completed by Nauset/Stonegate

NATICK — Nauset Construction recently completed the transformation of the former St. Patrick’s School in Natick into a mixed-use development consisting of 46 apartments, 12,000 square feet of retail, and four for-sale duplex homes. Located at 45 E. Central St., within walking distance of the Natick Center Cultural District, the project was developed by the Natick-based Stonegate Group.

“We are thrilled to finally open our doors and share what we’ve built with the community. The project was a true team effort, and we have many people to thank. While it wasn’t easy to get to this point, the end-product is one that all involved should be proud of,” said Stonegate CEO Sean McGrath.

Designed by Finegold Alexander Architects, the 89,500-square-foot “Friendly 40B” development provides a mix of 46 apartment units, ranging from one to three bedrooms, and four duplex homes with three- to four-bedroom units. Twenty-five percent (14) of the apartments are designated as affordable. The retail portion of the four-story main structure features ground-floor retail/restaurant space, accompanied by outdoor seating. There is a mix of surface and underground residential parking, and the complex is within a short walking distance to the Framingham/Worcester Commuter Rail and MBTA bus lines.

The project marks a return to the Town of Natick for Nauset Construction, which completed extensive renovations to Clock Tower Place, Natick Village’s premier business park, in 2014.

“Our collaboration with Stonegate Group and Finegold Alexander Architects has set a new standard for mixed-use developments in Natick. This project highlights the power of teamwork and the invaluable expertise and commitment of our skilled subcontractors,” said Benjamin Goldfarb, vice president of Nauset Construction.

The completion of 45 East Central St. is Stonegate’s second this year in downtown Natick, following the spring completion of the former Kells Beer Co. property at 21 Summer St., which also offers retail space and 13 residential apartments. Stonegate is excited to add these two developments to its other properties in the neighborhood, including 13 West Central St. (the former American Legion building) and 11 South Main St. (the Odd Fellows building). The Stonegate team looks forward to shifting its focus from development to leasing and bringing new businesses and residents to the area.
