Deep Line Up For Three-Building, 52-Unit South End Portfolio Trades for $27.5M via Hunneman

August 11, 2023
26-30 Rutland Street, Boston MA

Boston — The multifamily housing brokerage team at Hunneman recently completed the $27,500,000 sale of a three-building multifamily portfolio in the South End of Boston. The highly-maintained brick buildings at 26-30 Rutland Street, 105-117 West Concord Street, and 475 Shawmut Avenue yielded a deep group of investors interested in the trio.

Executive Vice President and Principal, Carl Christie and Vice President Dan McGee of Hunneman represented the seller Rutland Housing Limited Partners and procured the buyer, New England Realty Associates.

“This portfolio was a very rare investment opportunity,” said Christie. “The South End has mostly smaller rowhouse-style apartment buildings, so astute investors lined up to pursue this offering. We had a tremendous response from the market and are grateful to complete the transaction.”

The South End Portfolio includes fifty-two apartment units and 9,027 ± SF of retail and commercial space located within three buildings. All three brick apartment buildings are located adjacent to each other and separated only by Newland Street Park. The W. Concord and Rutland Street buildings were designed by world-renowned architect Benjamin Thompson, which was built in 1973.
