Ayer and Devens Portfolio Adds to Realterm’s IOS Footprint

DEVENS — Realterm has acquired up a two‑property Industrial Outdoor Storage maintenance facility portfolio in Ayer and Devens for an undisclosed price, adding 10.25 acres of IOS to its growing footprint along Western I‑495. The move aligns with Realterm’s strategy of targeting functional IOS sites in tight industrial submarkets where users prioritize location and operational efficiency.

Western I‑495 has seen IOS demand outpace supply for several years, and maintenance‑ready sites like these rarely come to market, giving the portfolio added weight for operators who rely on both yard space and functional improvements.

The Ayer site at 15 Westford Road includes an 8,200 SF maintenance facility with four drive‑through bays and an on‑site fueling station. The 27 Cook Street property in Devens spans 6.75 acres and features a 12,000 SF maintenance building with one drive‑through bay.

Both locations sit within the established Western I‑495 industrial corridor, a distribution submarket that continues to draw steady user demand. “These properties are well‑positioned within one of the region’s strongest distribution submarkets,” said Nick Dupuis, Vice President of Investments for Realterm’s Northeast region, noting the limited supply of functional IOS maintenance facilities in the area.
