O’Brien Trades Northborough Flex Building for $2.4 Million to Electrical Contractor

NORTHBOROUGH–Giroux Electrical Contractors Inc. has purchased 102 Otis Street in Northborough for $2.4M. 102 Otis Street is a 34,000 SF flex building in the Gainsborough Industrial Park, a three-building master planned campus-style park.

Eric O’Brien of O’Brien Commercial Properties Inc. exclusively represented the sellers, Otis Street LLC and San Casa LLC - and O’Brien procured the buyer in this transaction as well.

The property was 53% leased at the time of sale. Giroux Electrical will occupy 6,000 square feet of space on the upper level of the building. 10,000 square feet of the single-story flex space, 60% office space with the balance being high bay warehouse will be available for lease. The space features both grade-level (drive-in) and tailboard loading docks.
