Two Additional Leases for Cummings at Revitalized Bedford Woods

Bedford — Two growing service providers have signed leases at Cummings’ Bedford Woods, continuing the rapid transformation of the formerly vacant property. Integrated Behavioral Care and Bedford Family Law will soon open new locations at 174 Middlesex Turnpike, Bedford.

Founded in 2023, Integrated Behavioral Care provides outpatient mental healthcare, including medication management, neuropsychological testing, and counseling for individuals, couples, families, and children. Its Bedford facility, slated to open Aug. 2, joins existing clinics in Amesbury, Andover, and Beverly’s Cummings Center. The practice also provides telehealth services throughout Massachusetts and New Hampshire.

Cummings Properties senior leasing director Mike Truesdale worked with leadership from Integrated Behavioral Care on the 4,500-square-foot lease. According to Truesdale, the space is undergoing an extensive buildout that includes modern finishes and enhanced sound attenuation to support a comfortable clinical environment.

Bedford Family Law will relocate this fall, expanding from 133 Great Road to a 2,270-square-foot suite at 174 Middlesex Turnpike. Founded in 2016, the boutique women-owned firm specializes in family law and estate matters through mediation, collaborative law, and litigation.

“The variety of industries already choosing to call Bedford Woods home speaks to the property’s broad appeal,” said Cummings leasing director Steve Cusano, who worked with Bedford Family Law to execute its new lease. “Businesses are taking advantage of a rare opportunity to lease newly upgraded Class-A space in one of greater Boston’s most accessible commercial corridors.”

Bedford Woods includes approximately 330,000 square feet of Class-A office and research space across two interconnected buildings at 174 and 176 Middlesex Turnpike. Developed in 2001, the heavily wooded campus offers direct on-site MBTA bus service and convenient access to Route 3, Interstate 95, and nearby amenities, including first-class restaurants and Burlington Mall.

The campus previously served as the longtime headquarters for cybersecurity firm RSA and was sold in 2012 for more than $93 million. After RSA relocated in 2020, both buildings remained empty until Cummings Properties purchased the campus at public auction in January 2026 for a small fraction of its previous valuation.

Since acquiring Bedford Woods, Cummings has undertaken a comprehensive renovation, updating flooring, finishes, common areas, and entryways throughout the campus while constructing more than 23,000 square feet of customized space for its first five leasing clients. Almost all of the original interior finishes in both buildings were removed by the former property owners several years ago.

Integrated Behavioral Care and Bedford Family Law join Affinity Group Food Service NE, Terry Hanley Audio Systems, and Genn Energy among the first businesses to establish operations at Bedford Woods following its redevelopment.
