Transforming Historic Chapel into Modern Commercial Space; SVN Parsons Completes Lease

SOUTHBOROUGH—SVN Parsons Commercial Group recently completed the lease of 54 Central Street in Southborough, MA. The 6,000-sf building originally built as a chapel was sold to Davis Holding Group in late 2016. Since then, a marketing and leasing campaign has been attracting new tenants until it reached full capacity.

“I am now able to take Theracopia to the next level and expand upon our service offerings in an aesthetically beautiful and highly visible location,” notes Kelli Ann Wentzell, founder of the newest tenant, Theracopia Therapeutic Wellness Center. Wentzell cites the aesthetic history of the former chapel as one of the benefits the site will provide to her business.

Marilyn Santiago and Garrett Quinn, Commercial Real Estate Advisors at SVN Parsons Commercial Group, handled the transaction. Santiago also sees how the unique character inherent in the structure’s architectural details, which include a 20’ ceiling, will help provide the perfect setting for Theracopia. “The main hall was the perfect location for Theracopia to offer their services in an architecturally appealing space – not easily easily found in typical retail or office space,” says Santiago. According to Santiago, the firm aimed to lease to businesses similar to Theracopia, “It just made sense for the property to lend itself to a wellness type facility. We also leased a portion of the first floor to Richer Life Journey, a spiritual wellness center for self-awareness, personal growth, emotional healing and intuitive development. The businesses can easily complement each other.’’

The structure’s owner, Davis Holding Group also values the history of 54 Central Street. “I want the building to remain a signature building in the community with its historical features, yet the modern amenities needed by commercial space users. The goal was for 54 Central Street to be the centerpiece of the Fayville business district and a sought after address for MetroWest businesses. With the addition of Theracopia, we will be able to accomplish that goal,” voiced a representative of the Davis Holding Group.

“The building also provides a convenient location off Central Street, less than 1/4 mile from Route 9 at a lighted intersection. This allows clients and employees the opportunity to easily travel towards Route 9 west or east. It is also 1/2 mile from Route 30,” noted Garrett Quinn. Thus, the SVN team could also capitalize on the building’s strategic location to help Davis Holding Group reach its goal of bringing this historic structure into the modern commercial sphere.
