Starbucks-Achored Vermont Shopping Center Sells for $3.125M; H&T Retail Team Reps Exclusive

MANCHESTER — The retail brokerage team of Bob Horvath, Todd Tremblay, and Jack Laurendeau of Horvath & Tremblay recently completed the sale of Equinox Square Shopping Center in Manchester Center, Vermont. Horvath & Tremblay exclusively represented the seller and procured the buyer to complete the transaction at a sale price of $3,125,000.

Equinox Square Shopping Center is located at 365-369 Depot Street in Manchester Center. The complex was constructed in 1978 and is improved by three buildings with a total of 17,985 square feet on a large 1.91-acre parcel of land. The Property is 100% leased to an attractive mix of national retailers and service tenants that cater to area residents.

Starbucks anchors the retail center and is also home to Jockey, Carter’s, Subway, Body Lab and LX Fitness Club. Three of the tenants (Starbucks, Jockey, and Subway) have net leases and are responsible for reimbursing their pro-rata share of all operating expenses, repairs, and maintenance. LX Fitness is responsible for its pro-rata share of increases in real estate taxes, protecting against rising operational costs.

Additionally, four of the six leases call for scheduled rent increases in the primary lease term or at the start of the renewal options, providing an attractive bump in revenue and a hedge against inflation. Equinox Square Shopping Center is conveniently located on Depot Street (VT Route 11), the area’s primary commercial and commuter corridor.
