Rubin Rudman Exiting 53 State; Ink 15-Year Deal with Tishman at One Fed
September 22, 2026
BOSTON — In one of the Financial District’s latest major real estate moves, Rubin Rudman Law Firm has locked in a 15-year lease at One Federal Street. The firm will relocate from its current home at 53 State Street in February 2028, expanding its footprint across the entire 23rd and 24th floors and part of the 25th. The deal secures 57,844 square feet for the firm within Tishman Speyer’s 1.1 million-square-foot office tower.
The firm will occupy space that is nearly 15,000 SF larger than its current 42,994 SF footprint, which will allow Rubin Rudman to custom fit a space that better reflects its rising prestige and influence in the marketplace while planning for continuing growth, according to a release. Cresa represented the firm in selecting its new headquarters and has hired Gensler to design the interior, which will mirror the unifying design principles, palette, and dynamic energy of the new visual identity/brand that Rubin Rudman introduced last year.
“We are excited about our new space and the opportunity to develop it to our exact specifications,” said John J. McGivney, managing partner at Rubin Rudman. “Over the past decade, we have capitalized on a shifting legal marketplace to expand our practice areas and firm, promote our unique value proposition in the market, and extend our client base. Our diverse legal roster boasts an average age of 40, making our 106-year-old law firm a go-to firm for lateral legal talent and a vibrant and exciting place to practice law. We look forward to creating a new office environment that represents who we are today and where we are going.”
While the designs for the new space are not complete, Rubin Rudman plans to include a sweeping staircase in the main reception area – overlooking the floor’s Charles River views – to connect the firm’s two full floors into one cohesive office. Multiple common areas for people to talk, work, and interact in comfortable and engaging environments – along with an expanded café – will promote collaboration and help foster a sense of community. The firm is also adding new amenities such as a large conference space that will allow it to hold events for upwards of 100 guests – a capability the firm does not currently have. Overall, the design will incorporate extensive glass to bring natural light throughout the space to create an environment where the firm’s nearly 200 lawyers and staff want to work and interact.
“While we plan to maintain hybrid work, which is very popular with our team, our goal is to build an office where people want to come together to work, collaborate, and innovate,” added McGivney. “Ten years ago, we had 26,977 s/f of office space and over the years added approximately 16,000 s/f throughout our current building to accommodate our fast-paced growth. The additional space, though much needed and useful to us, was not contiguous with our original footprint and therefore neither optimal nor conducive to the culture we’ve created. Moving forward, our new office will reflect the law firm we have become.”
