Clinton — Horvath & Tremblay (H&T) has finalized the $6.5 million sale of a three-property retail portfolio featuring single-tenant net-leased locations occupied by Yatco, Wendy’s, and Starbucks.
Bob Horvath, Todd Tremblay, and Jack Laurendeau of H&T exclusively represented the undisclosed seller and secured the buyer for the transaction.
The $6.5 million transaction underscores the resilience of essential, service-oriented retail assets within the Central Massachusetts corridor. Clinton has experienced a steady economic shift, driven by a blend of historic preservation—such as ongoing mill conversions—and aggressive downtown revitalization initiatives spearheaded by the town’s Community & Economic Development Office.
The Properties are located at 830, 860 and 870 Main Street in Clinton, Massachusetts. The newly constructed single-tenant buildings are leased to Starbucks, Wendy’s and Yatco. Starbucks has a new 10-year lease with three (3), 5-year options; Wendy’s (Ground Lease) has 14+ years remaining on its lease with six (6), 5-year options, and Yatco (Ground Lease) has a new 30-year lease with two (2), 10-year options. Each of the leases provides for attractive rent increases throughout the primary lease term and at the start of each renewal option. The three buildings total 7,661 square feet and are positioned on a combined 1.93 acres.
