MARLBOROUGH—Nordblom Company recently arranged the sale of 150 and 200 Donald Lynch Boulevard in Marlborough, MA to Minardi Metrowest Properties.
With the recent leasing efforts and capital improvements, both buildings are now over 95% leased. 150 Donald Lynch Boulevard, a 9,257 SF daycare facility, is 100% leased by Little Superstars Learning Center. 200 Donald Lynch Boulevard, a 116,762 SF Class-A office building, is 95% leased by Brookfield Renewable Power, ReWalk Robotics, and Western Digital.
Norblom’s team saw the impressive tenant line-up of these buildings as a significant contributing factor to arranging the sale. “The success of these buildings is indicative of the vibrancy in this Marlborough submarket,” asserts Og Hunnewell, Executive Vice President of Norblom Company. “We are pleased to be conveying these assets to this exceptional buyer and are thrilled they have selected Nordblom Management Company to serve as their property manager,” he added.
The assets’ convenient location in the 50-acre Solomon Pond Park played a key role in drawing their existing tenants and procuring this buyer. The park itself is located at the junction of I-290/I-495 and provides unmatched on-site amenities including 2 miles of landscaped walking trails, state-of-the-art fitness center, cafeteria with patio seating, Zagster bike sharing, and collaborative outdoor space. The complex also has easy access to 1.1 million SF of retail, restaurant, and entertainment space, situated within walking distance to the Solomon Pond Mall with over 120 shops, Target, New England Sports Center, and a 112-room Marriott Residence. Nordblom’s success in arranging the sale underlines the thriving Marlborough submarket for office property and the importance of these unique office space amenities in drawing existing tenants.200 Donald Lynch Boulevard Og Hunnewell
